The Home Selling Process, Step by Step
From listing consultation to closing day — so you always know what's happening and why.
Selling a home is a process — and like any process, it goes better when you know what's coming. Too many sellers go into it blind, reacting to each step as it arrives instead of walking in prepared. That's where I come in.
Here's exactly how a listing moves from our first conversation to the moment you hand over the keys. Every transaction has its own nuances, but this is the roadmap.
1
The Listing Consultation
Everything starts with a conversation. I'll visit your home, walk through it with a trained eye, and talk through your goals — your timeline, your target net proceeds, and any concerns you have about the process. This isn't a sales pitch; it's a working session. I'll share my honest assessment of the home's condition, positioning, and likely market value — and we'll discuss whether now is the right time to list or whether some preparation work first would serve you better.
2
Pricing Strategy and CMA
Pricing is the single most important decision in selling your home. I'll prepare a comprehensive Comparative Market Analysis — not a guess, not a number designed to win your listing — but a data-driven assessment of where your home sits relative to recent sales, active competition, and current buyer demand. We'll land on a price that's competitive enough to attract serious buyers and strong enough to protect your equity. Price it right from day one and you'll sell faster and for more.
3
Pre-Listing Preparation
Before we go live, I conduct a staging consultation and provide a detailed listing prep sheet — room by room recommendations covering what to fix, what to skip, and how to present your home so buyers connect with it emotionally from the moment they walk in. This step is foundational to everything that follows. See How I Market Your Home for the full detail on this process.
4
Professional Photo Shoot, Floor Plans, and Coming Soon Campaign
Once your home is ready, I coordinate a professional architectural photo shoot and floor plans — then launch a Coming Soon campaign to build buyer and agent awareness before we go live. The goal is to hit the MLS with momentum, not cold. For a full breakdown of every marketing tool I deploy for your listing, visit How I Market Your Home.
5
Active Marketing and Showings
Once we're live, the full marketing engine starts. Your home goes to the MLS and syndicates across major real estate platforms. I launch an MLSBlast campaign, conduct reverse prospecting to identify and personally contact the top buyer's agents with active clients matching your home's profile, run targeted social media campaigns, and schedule open houses. Showings are coordinated promptly and confirmed — because every showing is an opportunity, and I treat it that way.
6
Feedback, Communication, and Adjustments
You'll never wonder what's going on with your listing. I follow up after every showing to solicit buyer feedback — what they liked, what gave them pause, and what they said about the price. I share that feedback with you directly. We have a scheduled weekly call to review market activity, discuss what the data is telling us, and make adjustments to pricing or strategy if needed. Selling a home is a dynamic process, and staying ahead of the market is how we protect your position.
7
Offers, Negotiation, and Contracts
When offers come in, my job is to make sure you understand every term — not just the price. Contingencies, closing timelines, financing type, earnest money, inspection provisions, and what the buyer is asking you to contribute all factor into the real value of an offer. I'll walk you through every detail and give you my honest assessment of each offer's strength.
Negotiation doesn't stop at the accepted offer. It continues through the inspection period, the appraisal, and sometimes right up to the closing table. I'm in your corner at every stage — protecting your net proceeds, your timeline, and your interests. My goal is not just to get you an offer but to get you to closing on the best possible terms.
8
Inspections, Appraisal, and Due Diligence
Once under contract, the buyer will conduct a home inspection and their lender will order an appraisal. Inspection findings often trigger a second round of negotiation — repair requests, credits, or price adjustments. I'll help you evaluate what's reasonable to address and what to push back on. If the appraisal comes in below the contract price, we work through the options strategically. My job is to keep the transaction moving while protecting your bottom line.
9
Closing Day
Closing typically takes place at a title company. You'll sign the transfer documents, receive your net proceeds, and hand over the keys. I'll be with you through the process and available after closing for any questions that come up. The goal from day one is to get you to this moment — on time, on terms, and with as much money in your pocket as possible.
