Georgia Dream Homeownership Program
Georgia Department of Community Affairs (DCA)
This is the flagship state program for Georgia buyers, and it's one of the most impactful tools available. Georgia Dream offers below-market interest rate mortgage financing and down payment assistance of $10,000 or more for eligible buyers. Income and purchase price limits apply, but a large portion of Metro Atlanta buyers fall within the qualifying range. There are also enhanced assistance tiers for teachers, law enforcement officers, health care workers, active military, and veterans.

FHA Loans
Federal Housing Administration
Backed by the federal government and available through most lenders, FHA loans allow down payments as low as 3.5% with a 580 credit score — and are generally more flexible on credit history than conventional financing. They're a go-to for many first-time buyers, particularly those who are still building their financial profile. FHA loans do require mortgage insurance premiums (MIP), which factor into the monthly cost, so compare the full picture with your lender.

USDA Loans
U.S. Department of Agriculture — Rural Development
If you're open to purchasing in certain suburban or rural areas — and parts of the Metro Atlanta footprint do qualify — USDA loans offer 100% financing with competitive interest rates. No down payment required. Income limits and property location eligibility apply, but this program opens doors for buyers who think they're priced out.

VA Loans
U.S. Department of Veterans Affairs
For veterans, active-duty service members, and eligible surviving spouses, the VA loan benefit is one of the most powerful financing tools available anywhere in the mortgage market. Zero down payment. No private mortgage insurance. Competitive interest rates. Limits on closing costs. If you've served, use this benefit — you earned it, and it can save you tens of thousands of dollars over the life of the loan.

Fannie Mae HomeReady® / Freddie Mac Home Possible®
Conventional Low-Down-Payment Programs
These conventional loan programs are designed for low-to-moderate income buyers and offer down payments as low as 3% with reduced mortgage insurance requirements compared to standard PMI. They can be layered with certain down payment assistance programs for even greater benefit.

County and Municipal Programs — Metro Atlanta
Several counties and cities across Metro Atlanta — including Cobb, Cherokee, Paulding, and others — offer their own down payment assistance programs with grants or forgivable second loans for qualifying buyers. These programs change frequently, which is one of the many practical reasons to work with an experienced local agent.
