From pre-approval to closing day — so you always know what's coming next and why it matters.
One of the biggest sources of anxiety in buying a home isn't the financial part — it's not knowing what happens next. The process can feel like a black box, especially if you've never done it before. My job is to take that uncertainty off the table.
Here is a clear, step-by-step walkthrough of how a home purchase moves from "I think I want to buy" to the moment you hold the keys. Every transaction is a little different, but this is the roadmap.

Clarify Your Goals and Budget
Before anything else, we sit down — in person or by phone — and talk through what you're actually looking for. How much house do you need versus how much are you comfortable spending? What areas are you open to? Is this a starter home or a longer-term purchase? Are you buying alone or with a partner?
This conversation shapes everything that follows. It's also where I earn my keep as your advisor rather than just a door-opener. Knowing what you want before you start looking keeps you from falling in love with the wrong house for the wrong reasons.

Get Pre-Approved — Not Pre-Qualified
There's a difference, and it matters. A pre-qualification is a quick estimate based on what you tell a lender. A pre-approval is a formal review of your credit, income, assets, and debt — and it carries real weight with sellers. In a competitive market, an offer without a pre-approval letter doesn't get taken seriously.
I work with a network of trusted local lenders who move quickly and communicate clearly. If you don't have a lender already, I'm happy to make an introduction. Getting pre-approved before you look at homes means you're shopping with confidence and clarity — not guessing.

Search for Homes
This is the part most buyers think the process starts with — but notice it's actually step three. The preparation that comes before it is what makes the search productive.
I'll set you up on a real-time search through the MLS so you see new listings the moment they hit the market. I also tap my agent network for properties that haven't been listed publicly yet. When something looks promising, we schedule a showing quickly — the best homes in Metro Atlanta don't wait around.

Make an Offer
When you find the right property, we move. I'll pull comparable sales data, assess the home's position in the market, and help you structure an offer that's competitive without being reckless. Price matters — but so do the terms: contingencies, closing timeline, earnest money, and what you're asking the seller to contribute.
Negotiation doesn't stop at the accepted offer. It continues through the inspection, the appraisal, and sometimes right up to the closing table. My job is to protect your interests at every point in that process.

Due Diligence — Inspection and Review
Once your offer is accepted, the clock starts on your due diligence period. This is when you bring in a licensed home inspector to evaluate the property from foundation to roof — and I mean that literally. A thorough inspection covers the structure, systems, roof, electrical, plumbing, HVAC, and more.
Inspection findings don't automatically kill deals — they create negotiating opportunities. Depending on what's found, we may ask the seller to make repairs, provide a credit at closing, or adjust the price. I'll help you determine which items are worth pressing on and which are just the normal wear and tear of a lived-in home.

Appraisal and Underwriting
Your lender will order an appraisal — an independent assessment of the home's market value — to confirm that what you're paying is supported by the data. If the home appraises at or above the purchase price, great. If it comes in below, we work through the options: renegotiate, make up the difference, or in some cases, walk away.
Meanwhile, your loan is moving through underwriting. Be responsive. Provide documents quickly when they're requested. Avoid any major financial changes — new credit lines, large purchases, job changes — during this window. The goal is a clean path to the closing table.

Final Walk-Through
Shortly before closing — usually 24 to 48 hours before — we do a final walk-through of the property. The purpose is to confirm the home is in the same condition as when you made your offer, that any agreed-upon repairs have been completed, and that the seller's belongings are out. It's the last checkpoint before you sign.

Closing Day
Closing typically takes place at a title company and takes one to two hours. You'll sign the loan documents, pay any remaining closing costs and down payment, and receive the keys. That's it. The home is yours.
