Putting a home on the MLS and waiting isn't a marketing strategy — it's a hope. And hope alone doesn't get homes sold at the price sellers deserve. According to the National Association of REALTORS® 2024 Profile of Home Buyers and Sellers, over half of buyers find their home online — and the real estate agent remains the second most common source. That means winning the digital space and the agent network simultaneously isn't optional. It's the strategy.
Here's exactly what I do for every listing I take — from before we go live to the day we close.
Staging Consultation and Listing Prep
Before a single photo is taken — and before a single buyer walks through — I conduct an initial walkthrough of your home through the eyes of a buyer. What do they see first? What draws their attention? What gives them pause? That perspective shapes everything that follows.
From that walkthrough I provide a detailed listing prep sheet with specific, actionable recommendations — room by room — covering repairs worth making, items to remove or store, furniture arrangement, curb appeal, and proven staging adjustments that help buyers connect emotionally with the space. Not every improvement returns its cost. My goal is to help you focus your time and energy on what will actually move the needle.
Homes that are well-prepared before listing consistently show better, generate stronger feedback, and sell faster than those that aren't. This step is not optional in my process — it's foundational.
Professional Photo Shoot and Floor Plans
Most buyers decide whether to schedule a showing based entirely on photos. That means your listing photos are your first showing — and they need to be exceptional. I work with an Atlanta-based architectural and interior photographer whose work has been published editorially and spans hospitality, commercial, and residential spaces. He brings the same level of craft to your home that hotels, designers, architects, and developers rely on to tell their story and support their marketing goals. The result is imagery that stops buyers mid-scroll.
Before the photographer arrives, I conduct a pre-photo shoot walkthrough to make any final adjustments — lighting, furniture placement, clutter, and staging details — so every room photographs at its absolute best. Nothing is left to chance.
Every listing also includes detailed floor plans, giving buyers a clear sense of the home's layout and flow before they ever walk through the door.
Coming Soon Campaign — Building Buzz Before You Go Live
Most agents wait until your home hits the MLS to start marketing. I start before. A Coming Soon campaign generates buyer interest and agent awareness in the days leading up to your listing going live — so the moment it hits the market, there's already an audience waiting.
The Coming Soon phase includes a targeted email blast to my database and fellow agents with active buyers, Coming Soon social media posts on Facebook and Instagram, and direct outreach to highly qualified buyers in your price range and area. The goal is to hit the market with momentum — not cold.
MLS Listing and Broad Syndication
Your home is listed on FMLS, Georgia MLS, and syndicated to hundreds of real estate platforms and search sites — giving it maximum visibility across every channel where active buyers are searching. The MLS is still the most powerful tool in real estate, and a well-crafted listing with strong photos, accurate data, and compelling remarks is the foundation everything else is built on.
MLSBlast Email Campaigns
I use MLSBlast to send targeted email campaigns directly to agents across the market — announcing your listing, highlighting its key features, and driving showing requests. This gets your home in front of active buyer's agents the moment it hits the market, before buyers even have a chance to search for it on their own. Speed to exposure matters, especially in the critical first days of a listing.
Reverse Prospecting — Personal Outreach to Top Buyer's Agents
This is where I go further than most agents. Using the MLS's reverse prospecting tool, I identify the agents who have active buyers with saved searches that match your home's profile. Then I personally contact them — by phone, text, and email — to make sure they know your listing exists and to encourage a showing. This targeted, agent-to-agent outreach puts your home directly in front of the people most likely to bring you an offer.
Open Houses — Strategic, Promoted, and Followed Up
Strategically scheduled open houses create urgency, generate foot traffic, and give buyers who are hesitant to schedule a private showing a lower-barrier way to experience your home. Whether or not your ultimate buyer comes through an open house, they serve a real purpose — aggregating interested buyers in a specific geographic area and creating competitive awareness around your property.
I promote open houses across social media, neighborhood platforms, and the MLS in advance to maximize attendance. I also personally knock on neighbors' doors to invite them and encourage them to share with anyone they know looking in the area — because neighbors often know exactly who wants to live near them.
After every open house, I follow up with every visitor to gauge interest, answer questions, and keep momentum moving.
Targeted Social Media Campaigns
Your listing is promoted across Facebook and Instagram with targeted campaigns designed to reach active buyers in your area and price range — including Coming Soon announcements, just-listed posts, property feature highlights, and open house promotions. Social media has become a meaningful part of the real estate discovery process, and I leverage it deliberately and consistently throughout your listing period.
Showing Feedback and Weekly Seller Updates
After every showing, I follow up with the showing agent to collect buyer feedback — what resonated, what gave them pause, and what they said about the price. That feedback is real market intelligence, and I share it with you directly. We have a scheduled weekly call to review activity, discuss what the data is telling us, and make strategic adjustments when needed. You're never in the dark about what's happening with your listing.
Marketing That Drives Negotiating Leverage
Here's something most sellers don't think about: strong marketing doesn't just get you more showings — it gives you more negotiating power. When multiple buyers are aware of your home and competing for it, you're in a stronger position at the offer table. The broader and more targeted the exposure, the better your chances of multiple offers, fewer concessions, and a final sale price that reflects your home's true value.
